Timeline Breakdown of a Commercial Build-Out (Week by Week)

When planning a commercial build-out, one of the most common questions we hear is:
👉 “How long is this actually going to take?”
The reality is, a commercial project isn’t just about construction—it’s about planning, coordination, permits, and execution. A well-managed project can move efficiently, while a poorly planned one can drag on for months.
Below is a realistic, week-by-week breakdown of a standard commercial build-out so you know exactly what to expect.
📅 Week 1–2: Planning, Design & Permits
Every successful project starts here.
What happens during this phase:
- Finalizing floor plans and layout
- Engineering coordination (structural, mechanical, electrical, plumbing)
- Submitting plans for permits
- Ordering long-lead materials
Why this matters:
This is one of the most overlooked phases. If done incorrectly, it can delay your entire project before it even begins.
👉 Starting construction without permits can lead to stop-work orders and major setbacks.
🔨 Week 3: Demolition & Site Preparation
This is where the physical transformation begins.
What happens:
- Interior demolition (walls, ceilings, flooring)
- Safe-off of electrical, plumbing, and HVAC systems
- Debris removal and site cleanup
Goal: Bring the space down to a clean, workable shell.
🧱 Week 4–5: Framing & Structural Work
What happens:
- Installation of metal stud framing
- Layout of walls, rooms, and corridors
- Framing of doors and structural adjustments
Important:
This phase defines the entire layout—any mistakes here affect electrical, plumbing, and HVAC later.
⚙️ Week 6–8: MEP Rough-Ins (Critical Phase)
What happens:
- HVAC ductwork installation
- Electrical wiring and panel setup
- Plumbing rough-ins
- Scheduling and completing inspections
Why this matters:
This phase often determines whether a project stays on schedule or not.
👉 Poor coordination here is one of the biggest causes of delays and unexpected costs.
🧾 Week 9: Inspections & Corrections
Before moving forward, everything must pass inspection.
What happens:
- City inspections for electrical, plumbing, and mechanical systems
- Corrections if anything fails
- Approval to proceed to the next phase
Reality:
Failed inspections can push your project back days—or even weeks.
🧱 Week 10–11: Drywall & Insulation\
What happens:
- Installation of insulation
- Hanging drywall
- Taping, mudding, and sanding
🎨 Week 12–13: Finishes & Fixtures
This is where everything comes together visually.
What happens:
- Flooring installation (tile, carpet, LVP)
- Painting and finishing walls
- Installing lighting, outlets, and switches
- Installing plumbing fixtures
🔌 Week 14: Final Systems & Punch List
Final checks before completion.
What happens:
- HVAC system startup and balancing
- Electrical and lighting testing
- Plumbing system checks
- Punch list completion (final fixes and touch-ups)
✅ Week 15: Final Inspection & Project Turnover
You’re ready to open your doors.
What happens:
- Final city inspection
- Certificate of Occupancy (CO)
- Client walkthrough
- Project handoff
